The rebranding thing has confused most of the internet, as Wikipedia and IMDB list these as separate films. Amityville: Evil Never Dies is also being re-released on September 15th as Amityville Clownhouse (for some reason).
On a side note, I was really excited to hear that there was a Ghosthouse remake in the works, but after watching The Amityville Legacy and Googling the director; it turns out that he's the one spearheading it, much to my dismay.
